What post construction cleaning covers

Drywall dust is the whole problem. It is far finer than household dust, it carries an electrostatic charge that makes it cling to vertical surfaces and it stays airborne long enough to settle again on everything you already cleaned. A single pass through a renovated space looks finished for about an hour.

So the work is structured in passes. The first pass is bulk removal: debris out, then vacuuming with a filtered machine from the ceiling down, including wall faces, ledges, trim and inside every vent and return. Nothing wet happens yet, because water turns drywall dust into a smear that is harder to remove than the dust was.

The second pass is detail. Adhesive residue off fixtures, labels off appliances and windows, paint flecks off glass, film off hardware, cabinet interiors vacuumed then wiped. The third pass is floors and a walk back through the space for anything that settled while the first two passes were happening.

Two things decide whether this goes well. The trades have to be finished, because one more cut or one more sanded joint restarts the whole process. And the HVAC system should be considered separately: if it ran during construction, the ducts hold dust that will redistribute the first time the system is used and that is a job for an HVAC contractor rather than a cleaner.

Process

How the visit works

Confirm the trades are out
We book after the last trade is finished. Cleaning around active work means cleaning the same surface twice and paying for it twice.
Debris and dry vacuum pass
Offcuts and packaging are bagged, then the space is vacuumed dry from the ceiling down, including walls, trim, ledges and vents.
Detail pass
Adhesive, labels, paint flecks and film come off glass, fixtures, hardware and appliances. Cabinet interiors are vacuumed then wiped.
Floors and settle check
Floors are cleaned in repeated passes and we walk the space again for dust that has settled since the first pass.

Why does post construction cleaning take more than one pass?

Drywall dust stays airborne for a long time and settles again after the first pass. Cleaning a space once leaves a visible film within hours. The passes are what make the result hold.

Can you clean while the trades are still working?

We would rather not. One more cut, one more sanded joint or one more drilled hole puts the dust back. Booking after the last trade finishes costs less than cleaning the same space twice.

Do you remove construction debris and haul it away?

We bag loose debris and offcuts found in the space. Bulk waste, dumpster loading and hauling are a separate trade and are not part of this service.

Will you get paint and adhesive off new windows?

Paint flecks, label glue and adhesive residue come off glass and frames in the detail pass. Scratched or etched glass cannot be corrected by cleaning and we will point it out rather than work around it.

Should the HVAC ducts be cleaned too?

If the system ran while construction dust was in the air, the ducts hold dust that will redistribute when the system is used. That work belongs to an HVAC contractor. Have it done before the final clean rather than after.
